In the absence of any precedents, the Palazzetto is in a class by itself. Its owners have agreed with Hilton & Hyland to organize a special Auction in order to identify a new owner who lives up to such a residence. The auction estimate has been determined by taking into account strictly real estate criteria (see Economics, appraisal Chapters 4, 12, 13, 14) that place it at €35,332,760 (redevelopment plan included), plus a small amount for artistic value, for a total of €38,000,000. However, considering the characteristics of the property from the standpoint of it being a work of art and having other uncommon features (see Historical Notes and Appraisal chapter N.13), it should come as no surprise if the value of such a rare property were to appreciate to the point of doubling or trebling in relation to the value based solely on real estate criteria.

- From February 1st to March 19th potential buyers interested in the property can ask for the password and see the Legal section.
With the help of Mr. Rick Hilton and the Advisors, the potential buyers can:
- review the due diligence
- make an appointment to visit the property
- make an offer according the form provided in the Legal section based on the Offer criteria and Economics.
- Between now and March 20th, 2018, the owner may accept one of the offer received. In this case the auction is cancelled.
- If the offer is accepted between now and March 2018, the parties will sign the notary deed of sale (provided in Legal section) with the Notary in Rome.
- On March 28th, if the owner does not accept any pre-auction offers received, the auction will start at the base price of 35,332,760 euros.
The auction contract will be available for bidders by March 21st, 2018.
- If an offer is accepted, the parties will have until April 15th to sign the notary deed of sale (provided in Legal section) with the Notary in Rome.
